The Montecito

Construction Underway, Leasing Spring 2015

Chandler Pratt & Partners completes construction and achieves lease-up stabilization in a record 8 months on its 100 unit luxury apartment “NoHo Gardens” located in the heart of NoHo Arts District and 4 blocks from the MTA Redline subway station in NoHo. The 4 story project contains a multilevel concrete parking garage below grade, fitness center, pool, spa, roof deck picnic center with city light views of the Hollywood Hills and NoHo urban scene. The property opened and leased just prior to completion of 800+ new units in two other large developments, to strategically position itself in the financial marketplace, and was subsequently sold to a pension fund advisor at a 4.7% cap rate.

Museum Gardens

Chandler Pratt & Partners successfully resolves a historic facade renovation with the LA Conservancy, groundwater issues, methane zone, neighborhood design approvals, and intricate details of combining a luxury mixed use apartment with ground floor retail to deliver the Miracle Mile’s first and newest urban infill mixed use transit oriented project: Museum Gardens. Containing a Starbucks and Subway, the project meets the needs of local residents, City leaders, and preservationists alike, and was subsequently sold to a pension fund advisor at a 4.9% cap rate or $420,000 per unit.
